NYC-Specific Flooring Considerations
Sound transmission: Most NYC co-ops and condos require an STC (Sound Transmission Class) rating of 50+ and IIC (Impact Insulation Class) of 50+ for any new flooring installation. This typically means installing acoustic underlayment beneath hardwood or LVP. Some buildings have even stricter requirements — 80% carpet coverage rules are still common in older co-ops. We review your building’s house rules before recommending materials.
Subfloor conditions: Pre-war buildings often have original wood subfloors that may need reinforcement, leveling, or sistering of joists before new flooring can be installed. Post-war concrete slabs require moisture testing and may need self-leveling compound. We assess subfloor conditions during our initial consultation — no surprises during installation.
Lead paint: In buildings built before 1978, removing old flooring can disturb lead paint underneath. We follow EPA RRP (Renovation, Repair, Painting) rules and NYC Local Law 1 requirements for lead-safe work practices.
